Thị trường bất động sản Việt Nam hiện đang gặp tình trạng mất cân đối nghiêm trọng khi phân khúc nhà ở cao cấp và hạng sang áp đảo, trong khi căn hộ bình dân lại ngày càng thiếu hụt. Theo Hội Môi giới Bất động sản Việt Nam (VARS), nguồn cung thị trường bất động sản trong 9 tháng đầu năm 2023 vẫn chủ yếu là các dự án chung cư, chiếm tới 70%. Tuy nhiên, phần lớn các căn hộ này thuộc phân khúc cao cấp (từ 50 triệu đồng/m2 trở lên) và hạng sang (hơn 80 triệu đồng/m2), chiếm khoảng 70% tổng nguồn cung.

Các dự án nhà ở xã hội, vốn dành cho người thu nhập thấp, cũng đang triển khai rất chậm. Bộ Xây dựng cho biết, tính đến giữa năm 2023, cả nước mới đạt gần 36% mục tiêu xây dựng 1 triệu căn nhà ở xã hội vào năm 2025.
